Am I required to make my property available to Section 8?
No - this is an option. Some properties do well in Section 8 while others do not. We are happy to discuss this option in depth with you -
Are you licensed?
Yes. All of our leasing professionals are licensed and the brokerage specializes in investment properties. This sets us aside from many companies! -
Can I reach you after hours?
We try to honor our business hours and personal hours; however we know there are times this is not possible and we are here to serve our clients -
Can you put the money directly into my account?
We send owner payments directly to the proper accounts with ACH transfers. -
Do I get to see the lease or sign it?
We sign leases on behalf of our owners to free their time and involvement in the process. However, all leases are kept in our software and the owners can access their portal at any time to view documents. -
Do you sell real estate too?
I hold an active real estate license in Texas. I can assist in acquisition of properties and sales of properties however my primary focus is rental management. -
How and when do I get my checks?
Payments are sent via ACH -
How is rent collection handled?
We make rent payment easy for tenants allowing automatic bill pay, advanced payments, and ACH transfers. We find when it is easy people are more likely to pay early. -
How long of a lease do you sign?
Typically 12 month leases are signed. If there is a request for a shorter or longer length of lease we will discuss this with the owner on a case by case basis. -
How much security deposit do you charge the tenant?
Typically 1 month’s rent. In some cases additional deposit may be required. -
How soon can you start managing my property?
We are here to help and can begin when you need. -
What type of properties do you manage?
We specialize in single family homes, duplexes, fourplexes, and small multifamily properties. -
What type of reports do I get and how often?
Monthly owner reports are sent via email. Each owner has a private portal where custom reports can be created. And additional log-in for a book-keeper can be created in the case of portfolios. -
Who holds the tenant security deposit?
Management company will hold owner’s deposit until tenant move-out in a secure trust account.
